이전에 아파트 등을 임대했던 90세대 이상이 수천달러의 임대 보증금들(security deposits)을 찾아가지 않았고, 2년 보관 기간이 지나서 매니토바 주정부의 기금으로 편입되기 전까지 주인을 기다리고 있습니다.
매니토바주 주택 임차법(Manitoba`s Residential Tenancies Act) 하에서 일반적으로 한 달 임대금의 약 1/2 인 임대 보증금(security deposits)은 세입자(a tenant)가 집을 비워주고 그들의 임대 보증금의 반환을 요구하지 않거나 집주인(landlord) 또는 주거 임차 사무소(Residential Tenancies Branch, 또는 RTB)가 세입자와 연락이 안되어 임대 보증금을돌려 주지 못하는 경우 주정부가 그 돈을 보관합니다. 주정부는 그 찾아가지 않은 임대 보증금이 세입자의 혜택이 될 수 있도록 세입자가 찾아갈 수 있게 2년 동안 보관합니다. 또한 그 법률은 건물주들(landlords)을 위해 이들 임대 보증금들(security deposits)과 관련한 부담과 위험을 제거함으로 건물주들(landlords)에게도 혜택을 준다고 말했습니다.
만약 2년 동안 임대 보증금(security deposit)을 찾아가지 않으면 법률에 따라 이것들은 주정부에 몰수되어 "임대 보증금 보상 기금(security deposit compensation fund)"이라고 불리는 기금으로 편입됩니다.
주소에 따라 찾아가지 않은 잊혀진 임대 보증금들(security deposits)을 집계한 결과 가장 많이 찾아가지 않은 임대 보증금들이 있는 곳은 매니토바 주립대 일대와 브로드웨이 애비뉴 (Broadway Ave.) 서쪽 지역입니다.
임대할 때 세입자가 낸 임대 보증금(security deposits)이 다른 곳으로 이사간 후 찾아가지 않으면 2년 동안 보관된 후
주정부 기금으로 편입이 됩니다. 위 그림에서 원이 클수록 찾아가지 않은 임대 보증금이 많다는 의미입니다.
